EXISTING CONSTRUCTION CONDITION ASSESSMENT – ROOF – FAÇADE – PARKING STRUCTURE - HARDSCAPE

General Condition Assessments Reports are typically used by clients to determine the current condition of a roof/façade/parking structure/hardscape to determine if any repairs are necessary and to budget for routine maintenance, repairs and/or replacement. We document current conditions with photographic, infrared, nuclear isotope, x-ray, sonography, ground penetrating radar, disassembly/core, or other requested/recommended testing and estimate the cost of repairs, maintenance, and replacements as necessary, typically for a 5-year period. A report is prepared for the client complete with photographs/images/drawings/test results and 5-year, or other client designated length, budget projections.

NEW CONSTRUCTION

Customized to each customer’s requirements these services can include design reviews, specification reviews, submittal reviews, mock-up reviews, pre-construction meeting attendance, in-progress inspections, AAMA/ASTM/Customer Designated air, water, and other testing, and, final inspections.

REPAIR/REPLACE ANALYSIS

Cost/Benefit analyses with comparative product and useful life scenarios based upon customer requirements to aid in the decision making process.

REPAIR/REPLACE PROJECTS

Assessments with comparative product and useful life scenarios for customer selection followed by development of bid documentation, solicitation and qualification of contractors, pre-bid meeting, bid analysis with contractor recommendation, work documentation based upon contractor and actual products for inclusion in contract, submittal review, in progress inspection, final inspection and documentation close out. This process provides the pathway to successful on time projects within budgets that provide the useful life desired backed by warranties as appropriate.

MOISTURE/CONDENSATION ISSUES SURVEY

These surveys are used world-wide by building managers, plant engineers, and government agencies to accurately locate and quantify moisture trapped within roof and façade assembles. Infrared, nuclear isotope, and electrical resistance surveys are used along with core/material disassembly and blower and/or smoke trace as necessary to determine the location of issues and their proximate causes for the development of a correction/remediation program.

INSULATION/AIR LEAK SURVEY

Air Leak/Insulation surveys are used to accurately locate and quantify air leaks and insulation gaps/bridges within roof and façade assemblies. Infrared, blower and/or smoke trace, and material disassembly are used as necessary to determine the location of issues and their proximate causes for the development of a correction/remediation program.

DISASTER RECOVERY

Development of client in house assessment programs along with client training or guaranteed The BEST Consultant response for evaluations at fixed costs for after events (e.g. hurricane, tornado, and earthquake).

DUE DILIGENCE

Due Diligence Inspections for roofs; entire building envelope including walls, windows, and doors; parking structures; and, hardscape. We visit the site, thoroughly inspect, review any supplied documentation, and prepare a report documenting the current conditions and providing cost estimates for noted problems.

FORENSIC

Determination of current conditions, any expected future issues/damages and required remediation along with causes/contributors to damages and/or issues. Work done is based upon customer requirements for each situation.
